The HSP Story The Neighborhood News Live in the Pearl District
hsp history hsp vision hsp people

It wasn't very long ago - as recently as 1994 in fact, that the old Burlington Northern rail yard in Northwest Portland was a district of abandoned warehouses, empty offices and an unused railroad track. Much has changed in the decade since. Today, this same area is now home to one of Portland's most distinctive neighborhoods, and Hoyt Street Properties takes pride in the fact that our vision has become reality.

It didn't happen overnight though. The initial development of the 34-acre site was hampered by the Lovejoy Street ramp approach to the Broadway Bridge, which divided the property in half. A major development breakthrough was realized in the form of the 1997 redevelopment agreement reached between Hoyt Street Properties and the Portland Development Commission. The agreement provided for the relocation of the ramp, thus opening up the northern half of the property. In return, Hoyt Street Properties promised to convert the rail yard site into a world-class, mixed-use, urban community. We believe we have lived up to that promise, and more.

2004 marked the halfway point of the development. With the completion of nine architecturally diverse, multi-level residential communities and the addition of an ever-growing number of galleries, restaurants, parks and shops to the area, our ten year old vision of a dynamic urban neighborhood has been realized.
